The mortgage broker does not underwrite or fund the loans, these steps are performed by the wholesale lender, the above big three and jumbo investors. Usually the broker has a relationship with one of the big institutions and they use them for the funding of the majority of their mortgage loans. One of the advantages of using a mortgage broker is that they can choose the correct lender for a borrower in an unusual situation because they know the hot spots of various wholesale lenders. The most important advantage is that if your loan gets declined for some reason the broker just has to repackage your loan with another set of loans and submit it to a different wholesale lender.</p>
<p>Mortgage brokers are utilized by the wholesale lenders as their loan officers. The broker gets a lower rate from the lender and then the broker will add onto that rate his fee. This usually adds up to close to what you would have received if you had gone directly to a mortgage banker unless the lender has added on a high compensation for himself. An advantage of using a mortgage broker is that some of the most highly qualified loan officers in the business work for mortgage brokers. But, this is not always the case because mortgages brokers also tend to hire new brokers who are getting their experience working for the mortgage broker company.</p>
<p>So, there is always a chance that you may get a new broker just entering the business. This could cause you some difficulty if there is something problematic about your property or your financial situation and the new guy hasn&#8217;t come across that situation before. Blame can be spread all around. Which is why borrowers today are so wary of who to work with. Here is a simple breakdown for people:</p>
<p>Bank Vs Broker</p>
<p>Mortgage Broker Pros:</p>
<p>- Signed up with several banks and most times can offer a better rate than the average bank since they can lock rates with whatever bank is buying the market that particular day.<br />
- Have to disclose all fees to borrowers (including what the bank is paying them on whatever rate they have sold borrower on).<br />
- Now, in most states, brokers have to be licensed to solicit borrowers and to be able to have the title of mortgage broker.</p>
<p>Bank Pros:</p>
<p>- Rates set, no &#8220;selling&#8221; on their end. Rate is what it is.<br />
- Dealing with one institution instead of having to deal with a go between.<br />
- Process is much more streamlined. Additional fees brokers charge not involved.</p>
<p>Now, my cons list is somewhat based on personal views as well as fact. Take that for what it is worth and know that going in.</p>
<p>Cons:</p>
<p>Mortgage Brokers</p>
<p>- Typically commissioned employees whose income depends on a sale. Thus higher rates might typically be sold.<br />
- Usually given a minimum fees requirement by management where they are unable to downsell rate as much as they should be able to.<br />
- Process not as streamlined, no control over banks turn times, etc<br />
- Do not have final say when it comes to ultimately deciding on a loan (appeal process is not easy)</p>
<p>Banks</p>
<p>- Do not have to disclose all fees<br />
- If working for a federally licensed bank, employees do not have to be licensed to sell mortgages (lack of knowledge, expertise in industry could be questioned).</p>
<p>As you can see, in keeping this brief, there are advantages and disadvantages to both. The end result is ultimately up to you, the consumer, on what you are most comfortable with. Now, with anything, I would recommend doing your own research before jumping into a relationship with any one bank or any one broker. Everyone has a person they can probably recommend. &#8220;Use my guy, he&#8217;s the best!&#8221; While that might be the case, and that might give someone a leg up&#8230;still always do your research. Your home is your biggest possession and that should not be taken lightly. You are entrusting your biggest asset to potentially a stranger.</p>

<p>Many times people&#8217;s biggest resistance to buying organic is the higher price.  But there are ways to make organic eating cheaper and much more affordable for you and your family. </p>
<p>What exactly is Organic Food?</p>
<p>Organic food is food grown or raised without the use of synthetic (chemically formulated) pesticides, herbicides, fungicides, or fertilizers. This method of farming allows foods to grown in nature as they were intended. Consider that conventional farmers in the United States spray 2 billion pounds of pesticides a year on crops to compensate for poor farming practices. Do you know where those pesticides end up? In our food supply!</p>
<p> Aside from pesticide contamination, conventional produce tends to have fewer nutrients than organic produce. On average, conventional produce has only 83 percent of the nutrients of organic produce. Studies have found significantly higher levels of nutrients such as vitamin C, iron, magnesium and phosphorus, and significantly less nitrates (a toxin) in organic crops.</p>
<p> When I first discovered that organic foods might be the missing link to my weight loss and health efforts (read my story here), I had just graduated from college and was living in a miniature apartment in New York City which was quite pricey, that I could barely afford. </p>
<p>How in the world was I going to spend the big bucks on organic food?</p>
<p>Here is how I mastered the art of “going organic on a budget”:</p>
<p>I stopped buying crappy “non foods” (and, yes, crappy is a scientific term). Most protein shakes, “health” bars, and processed foods are actually pretty expensive and when you completely eliminate them from your grocery list, you will save hundreds of dollars. Take a good look at the price of sugar cereals, packaged cookies and cakes, and frozen TV dinners. You will see how the prices of these foods quickly add up. That same amount of money can be better spent on a week’s worth of organic produce.<br />
When I started eating reasonable portions, the food was not that expensive. When I really took a look at how much I was eating and how much I was supposed to be eating, I clearly had mistaken myself for a 200 lb sumo wrestler. I had portion distortion to say the least and eating less meant spending less!<br />
I sought out the local farmer’s markets. The prices were so much better and I always got fresh food in season. And, honestly, if the price of cherries was the equivalent of diamond earrings, I would choose a different fruit. Go for the apples, pears, or bananas. Variety is good anyway so choose the fruits and veggies without the diamond prices.<br />
I transitioned my kitchen and my whole house slowly. I probably did not have a complete organic kitchen until 3 years later. Not the ideal, but I did the best I could. Rome wasn’t built in a day and neither was my organic palace. Do the best you can, start with a few items and then go from there.<br />
Buy organic foods “selectively”. The following foods have been shown to have the highest levels of pesticide residue, so they should really always be purchased organic: </p>

Apples<br />
Strawberries<br />
Nectarines<br />
Pears<br />
Cherries<br />
Red Raspberries<br />
Imported Grapes<br />
 Vegetables:<br />
Spinach<br />

<p>Animal products<br />
*Always look for animal products (meats, poultry, and dairy) that have no added antibiotics and growth hormones. Ingesting meats that have been injected with these harmful substances is equivalent to eating the hormones and antibiotics themselves. Very dangerous! </p>
<p>These foods tend to be lower in pesticide levels so can be purchased conventional if necessary: </p>
<p>Fruits:<br />

Plantains<br />
Mangoes<br />
Bananas<br />
Watermelon<br />
Plums<br />
Kiwi Fruit<br />
Blueberries<br />
Papaya<br />
Grapefruit<br />

<p>There’s no material item that comes close to matching “feeling good” about yourself. Take a look at where you’re spending your money now and figure out how to fit organic foods into your budget (even if it’s a slow transition). I promise that if it was doable for me, it’s doable for you too!</p>

<p>Here is my plan of attack whenver I am on vacation, traveling for business or just in a situation that has me ordering out more than I am able to cook.</p>
<p>I do what I call “damage control”: Do the best I can, with what I’ve got and have an awesome time on my trip!</p>
<p>Prepare my “emergency kit”. I will pack and take with me: walnuts, almonds, almond butter, organic turkey and beef jerky, apples and pears. None of these need refrigeration so they will keep well wherever you are. If I’m in a situation where there is no protein handy (like when it’s time for a snack), I’ve got my nuts and jerky to tie me over. If you don’t have something handy, you just may find yourself grabbing pretzels and potato chips (or whatever other horrid food people eat while away).</p>
<p>Breakfast</p>
<p>There is always a protein on the menu, no matter what. Omelets, or smoked salmon are my favorite choices but I’ve even gone to places that now carry turkey bacon and turkey sausage on the menu. Stay away from the heavy and deadly pancakes and waffles. This is a blood sugar disaster waiting to happen. Eating a sugar loaded breakfast like this will only set you up for hunger and cravings the rest of the day. And, just may ruin an otherwise great day.</p>
<p>Lunch and Dinner </p>
<p>I have said this before. Most of us know what is healthy on the menu but we still continue to order the crappy stuff. Yes, I do believe in a treat and a cheat meal once or twice a week, but definitely not every night of your vacation. Some people eat and choose items off the menu like they are being sent to starvation camp when they get home. This is not an “all or nothing” deal. You’ve committed to eating healthy for a lifetime. Don’t worry. The food will always be there whether you eat it all at once or space it out over a lifetime.</p>
<p>Ok, back to my point. First, items on the menu that you know are drenched in heavy sauces are an instant No-No. Fettuccine Alfredo? Come on now. Are you serious? Can you get the steak, veggies and salad instead and be just as happy? Or, the Chicken Cacciatore with a side of broccoli rabe? (Yes, we’re at an Italian restaurant). Often times, our taste buds are really just as happy with a healthier choice. No, this is not deprivation. This is choosing to feel good, be healthy and eat good food at the same time. Comprende?</p>
<p>Desserts</p>
<p>I love desserts too and I will definitely get myself a yummy piece of apple pie or chocolaty treat while I am away. But if the piece of dessert is bigger than the size of my head, I will not eat the whole thing. There is no need. My taste buds are just as happy with a few bites (and my body is happier too). Remember, we’re not going to starvation camp after this. Trust me, there is enough apple pie, chocolate or (insert your favorite dessert here) to have a small amount at a time for the rest of your life.</p>
<p>The Trolls</p>
<p>The who? Yes, you know who the trolls are. Those people who tell you to “just eat what you want”, or “don’t torture yourself”. These people always seem to come out of hiding when dining with you at a restaurant. (They are also present at parties and family functions. Be afraid. Be very, very afraid). Don’t let anybody else tell you that taking care of yourself and feeling great is a bad thing. I don’t mean to talk bad about your family and friends, but chances are they are not too thrilled with their current weight and health and really just upset that you actually started to eat healthy and take control of your life.</p>

			<content:encoded><![CDATA[<p>It&#8217;s difficult enough these days to maintain a healthy eating plan, let a long keep a healthy diet while traveling. I am no stranger to maintaining a healthy eating plan while being on the road.  I do a good amount of traveling myself, and my clients and readers are asking me all the time:</p>
<p>“Isabel, I am always on the go. How can I stick to my healthy eating plan and still live my life?”</p>
<p>If your days really have you running around from work, to parties, to picking up kids all over the neighborhood, here are a few strategies that really do work:</p>
<p>1. Make your trunk your refrigerator.</p>
<p>Ok, not literally, but I have known many people (including myself) to keep a small cooler in their trunk at all times. They fill it with healthy goodies at the beginning of the day (raw nuts, fresh fruits and veggies, even hard boiled eggs) along with some ice packs and extra tupperware (just in case) and they’re off for the day. At the end of the day, they empty whatever is left and the ice packs go back in the freezer for the next day. This is also a great way to keep your water bottles nice and cold and not warm from the car heat.</p>
<p>2. Make your supermarket your Fast Food stop.</p>
<p>Instead of a quick trip through the drive thru, run into the local supermarket and pick up an assortment of dried or fresh fruits, healthy trail mixes, fresh veggies and natural peanut or almond butter. Most supermarkets now have wonderful salad bars and prepared foods like grilled chicken and salmon (better than any fast food joint) and healthy sandwich options (be careful with certain condiments like mayo that may be added). Eliminate the fast food joints from your choices of “quick stops” and look for the hot spots in town that offer healthier options.</p>
<p>3. Be the bearer of good food.</p>
<p>When going to a barbecue or social event, always offer to bring something (now I sound like the etiquette police). I always bring something and that something is always healthy. I know, if nothing else, at least I’ve got that to eat (although all of my friends and family know why I do this.  Even if you contribute the healthy and lean beef burgers or turkey burgers, this may deter you from the not-so healthy hot dogs and sausages. Or how about a colorful salad or fruit salad?</p>
<p>4. Find the healthy places all over the world.</p>
<p>Before I go on any trip, I go online and find the closest Whole Foods or Health Food Store. If there are none close by, I find a major supermarket. This doesn’t mean I don’t enjoy myself on vacation (like the Key Lime Pie I enjoyed down South) or when visiting family and friends, but I make sure that all healthy principles do NOT go out the window. I keep it healthy and have a great time! (not one or the other)</p>

<p>Breakfast</p>
<p>Protein should be included in every meal throughout the day and breakfast is no exception.  Make sure to include organic eggs, cottage cheese, raw nut butter or smoked fish as one component of your healthy breakfast.  Carbohydrates should also be included in the form of oatmeal, sprouted grain bread, fruit and/or vegetables.</p>

<p>Fat to Avoid</p>
<p>Hydrogenated Oils<br />
You have probably already heard in the media or just about anywhere that hydrogenated oils are detrimental to your health so to avoid them at all costs. But what exactly are they?<br />
Hydrogenation is a chemical process used to make fat more shelf stable. This hydrogenation method completely alters the liquid oil&#8217;s molecular structure so that it no longer resembles a natural fat. Because your body does not recognize the transformed molecule as a natural fat, it cannot process it and treats it as a toxin. This &#8220;toxin&#8221; has been linked to cancer, birth defects, heart disease, diabetes, weight gain and obesity.</p>
<p>We must read labels! Hydrogenated oil and partially hydrogenated oil can be found in most packaged foods (margarine, crackers, chips, pretzels, cookies, cereal bars, sugar cereals, microwave popcorn, and low-fat and fat-free snacks). There are even many packaged foods advertised as &#8220;health foods&#8221; that include this toxic ingredient.</p>
<p>Fats You Must Eat</p>
<p>Your body cannot survive without fat &#8211; specifically essential fatty acids. Your brain, hormones, immune system, and digestion are all dependant on this healthy fat (which is why people who go on very extreme low fat diets often suffer many health problems).</p>
<p>Omega 3 Fats<br />
Omega 3 Fats are essential to human health but cannot be produced by the body which is why it is essential that we get these great fats from food. Foods high in Omega 3 fats are leafy green vegetables, flax seeds, salmon, sardines, raw walnuts, organic eggs and grass fed beef.<br />
Extensive research indicates that omega-3 fatty acids reduce inflammation and help prevent risk factors associated with chronic diseases such as heart disease, cancer, and arthritis. These essential fatty acids are highly concentrated in the brain and appear to be particularly important for cognitive (brain memory and performance) and behavioral function. In fact, infants who do not get enough omega-3 fatty acids from their mothers during pregnancy are at risk for developing vision and nerve problems. Symptoms of omega-3 fatty acid deficiency include extreme tiredness (fatigue), poor memory, dry skin, heart problems, mood swings or depression, and poor circulation.</p>
<p>Cooking Oil<br />
The only oil that is suitable for high heat cooking (and one of the healthiest oils you can consume) is raw, organic, unrefined coconut oil. Coconut oil has been proven to be one of the healthiest oils available for the human body and increases the body&#8217;s metabolic rate (helping in weight loss)</p>
<p>Oils best Raw<br />
Olive oil and flax seed oil are two wonderful oils to use for salad dressing or on cooked or raw veggies. These oils have a lower melting point and are more stable (and healthier) when kept raw.</p>
<p>All you need to know about fat and fat consumption:<br />
1. Avoid all products containing hydrogenated oil and partially hydrogenated oil<br />

Some fats like hydrogenated oils and vegetable oils do contribute to heart disease and weight gain but good fats like coconut oil, butter and olive oil are actually great fats for our bodies. Think about how much healthier people were in the late 1800’s and very early 1900’s. Heart disease was almost unheard of back then.</p>
<p>Let’s put some of these MYTHS about coconut oil to rest right now.</p>
<p>Myth #1 &#8211; Coconut Oil contains a lot of fat so it must be fattening.</p>
<p>Truth &#8211; Not all fat makes you fat (I want to get this tattooed on my forehead). Certain fats do cause weight gain but other good fats will actually burn unwanted fat off your body and accelerate your metabolism.</p>
<p>Myth #2 &#8211; Coconut Oil contains almost all saturated fat so it must be bad for you.</p>
<p>Truth &#8211; Saturated Fat is not the cause of heart disease, weight gain and high cholesterol. Saturated Fat has been falsely accused and it is SUGAR that is Enemy Numero Uno (It is worse than the Joker in Bat Man).</p>

<p>Myth #3 &#8211; Coconut Oil should be avoided by those who are at risk for heart disease</p>
<p>Truth &#8211; The fat in coconut oil is one of the healthiest oils you can consume (yes, even for those with heart disease). It is rich in lauric acid, which is known for its antiviral, antibacterial, and antifungal properties and contains no trans fat. The saturated fat in coconut oil is different than many other oils in that it is of the medium-chain fatty acid (MCFA) variety. The body digests MCFAs more easily and sends these fats directly to the liver where they are immediately converted into energy. Now isn’t that great? A fat that is used to make energy instead of storing it on our bodies. We can all use some of that.</p>
<p>I highly recommend everyone use unrefined, organic coconut oil for all of their cooking needs. 1 &#8211; 2 tsps for most cooking is more than enough. You can even use it raw if you like as I think, it tastes OH SO DELICIOUS! I usually have about 2-3 total TBSPs per day which is a perfect amount for a fat burning eating plan. While it’s really good for you, there’s no need to go overboard.</p>

			<content:encoded><![CDATA[<p>People are often shocked when they see how much butter I use and eat in one day.  But I know the real truth; Butter is a good fat and can actually help you lose weight.</p>
<p>Unfortunately, people thinking butter is unhealthy is a very common misconception. People still think that butter and saturated fats are the reason heart disease is one of the top killers in this country (and now in many other countries as well). The truth is that it’s not the natural fats that are causing this epidemic, its the sugar, processed and packaged foods and overconsumption of refined oils that are causing so much disease (and you can add Diabetes, High Cholesterol and High Blood Pressure to this list as well).</p>
<p>I go into this topic in much greater detail in the Fats Chapter of the Diet Solution Program but here are a few nuggets of info to ponder:</p>
<p>1. Did you know that during the 60 year period from 1910-1970, the proportion of traditional animal fat in the American diet declined from 83% to 62%?</p>
<p>2. During this same time butter consumption plummeted from 18 pounds per person each year to 4 pounds per person each year.</p>
<p>3. During the past 80 years, the consumption of dietary cholesterol intake has increased only one percent.</p>
<p>So where is the problem? Why all the heart disease?</p>
<p>1. During the same period, the average intake of dietary vegetable oils (margarine, shortening, and refined oils) increased by about 400%.</p>
<p>2. During the same period, the consumption of sugar and processed foods increased by about 60%</p>
<p>Those are the facts, but there’s never better proof than the results I see with my clients and my readers. When people finally stop eating margarine, refined oils, “fake” butters, sugar and processed foods, their health sky rockets! (and by sky rockets I mean, gets better, greatly improves, elevates to whole new levels). Not to mention all the body fat they lose off their body (now isn’t that just an awful side effect?)</p>
<p>It’s important to mention that the butter I use is organic and grass fed. It has this beautiful deep yellow color and is not white like most conventional butters. It has gone through minimal processing and has no added growth hormones and antibiotics. I get all my butter from www.grasslandmeats.com</p>
<p>Now that I told you butter is ok to eat, here is a delicious chicken recipe you can enjoy:</p>
<p>(Please remember that the mad scientist in me sometimes forgets to document the exact amounts so you may need to play around with this a bit.)</p>
<p>Chicken with “I’m not afraid of butter” dressing</p>
<p>Ingredients:</p>
<p>2 large chicken breasts (approximately 1 lb of chicken)<br />
6 Tbsp of melted butter<br />
lemon juice from 1/2 large lemon<br />
1/4 cup olive oil<br />
salt, pepper and garlic powder to taste</p>
<p>Directions:</p>
<p>Melt 1 tbsp of butter in a large pan. Season chicken breasts with salt, pepper and garlic powder. Cook chicken breasts in butter covered on very low heat. Do not let the butter get brown. Pour lemon juice in a seperate bowl. Slowly stir in the remaining melted butter as you stir mixture. Then slowly add the olive oil as you stir mixture. Season with salt, pepper and garlic powder.</p>
<p>Once the chicken is cooked through, served on a plate and pour the “dressing mixture” over your cooked chicken breasts.</p>
<p>Don’t be surprised if you are tempted to pour this dressing on your veggies and just about every other food item you can think of. It’s delicious!</p>
